Caldwell Island, in British Columbia. My Uncle has it for sale.
I spoke to him today and realized that if I can find 25 other willing participants, we can all afford a 2 week slice of an unbelievable pie. We would all get a week in the 180 days that are considered summer(rotated or shared or whatever to ensure as fair distribution of the nicer weather) and the same for the 180 days of Winter.
Anyway here's a few pictures to contemplate your next new wonderful property.

It's a paradise for sure. Just under 6 acres, has a two bedroom "Main cabin" with a 300+ square ft. loft. Nice Stone fireplace.
800 sq ft. Guest Cabin. Miniature version of the Main cabin.
200 sq ft. Bunkhouse
600 sq ft. Boat house and nice deck above the west lagoon
South Lagooon is full of oysters and clams
This place will be a stop along the upcoming rendezvous. but I thought I'd see what people's interest is.
Obviously I struck a nerve with Bravo, somehow but it really is a great place.

$90,000 will buy a nice chunk of land on a lake over here. For a little more, you can own a house on a lake 365 days a year! I think you need to market that to the CEO's that have the money!
Even if IBoatNW owners pooled their money and pulled it off, I think you could probably squeeze in more than two weeks a year. It looks like there is plenty of dock space for a few visitors and with a guesthouse and bunkhouse, I'd share my two weeks with someone else! But $45,000 for two weeks in the house and visitation rights for two weeks on the dock might be better? I think I could take a cruise every year for two weeks and never touch the $90,000 set aside for such purposes.

That's the one. That broker is not supposed to have it listed but he's notorious for simply finding those high end properties, making his own ad for them and then if anyone takes his bait will bring offers to the property for sale but with "his" adjusted negotiated cut.

I could be interested in that. One question I would have is how has the value of the island appreciated over the years? Do you have any prior sale info? Seems like a taste of paradise. Cold, rainy NW paradise. With the right contract and good people that would be a great place to vacation.

My daughter is a real estate broker, and I can tell ya that if your uncle has signed an agency agreement with this Caldwell agent... SOMEONE will be paying the fee, regardless of who thinks they're selling it.
He should tell this guy to stop immediately if he's not intending to use him as the agent. These end up in court all the time, and if the agent can prove someone may have been affected by his ad (ie: I looked at the ad, and then bought a share of the property all on my own), then he'd have recourse for his fees (3%-5% on a commercial property).

There are only so many islands. Another Island, Rabbit Island on the other side of Nelson Island, in the straight of Georgia, just sold for the same price.
It's gone up over 10X since he bought it 1989.
Here's the little Google Shot of it.
Google Earth of Caldwell Is. (http://maps.google.com/maps?hl=en&ie=UTF8&ll=49.744117,-124.044743&spn=0.02507,0.079994&t=h&z=14)
It's protected waters and warm. A 30minute boat ride from here is 70 degree waters in Hotham Sound. Another trip 20-30 minutes away is the Bathgate store near Egmont. Pender Harbour is south of the island about a 45 min-hour run(groceries, liquor, fuel)

For a cool $2.3M. My Uncle believes it may go up as summer approaches. The ad says $2.75 and that's where it was a couple of months ago, but he told me yesterday $2.3.

90 grand buys me a nice RV lot with an out door kitchen at Lake Havasu. Can use year round or lease out. Just an example of something I would be looking at, although I love the islands, it is only paradise to me for a very short window. Then it is just low ceilings, gray and drizzly if not raining.
The time share idea has never been something I have been interested in.
I am looking to buy else where in a few years and been visiting Texas now for the past 3 scouting out areas. My last visit was Lake Travis and Austin.
From what I see the real estate is a good deal compared to what we have but have to watch the real estate taxes, they can get high depending on location. My wife is not to keen on anything we have seen and still is pushing for Tropical, but that cost so damn much.

There's no doubt...and if I had the $$$ i'd buy this one. I've spent a week each summer + a couple of long weekends each year at this place doing my part to contribute back to it. It truly is paradise there. I know it will sell to someone who doesn't want to share, but it's even far fetched, even if My Uncle gave it to me, simply to maintain it.
Bradvo, it's easy to justify spending $90k anywhere else, and I understand that, but anyone who is coming up for our upcoming rendezvous will be welcome to spend a night or two.
I've already spoke to my unlce, and he says we're all welcome if it doesn't sell by then. Even if it does, I'm stopping for a couple buckets of clams and oysters.

Thanks for the offer, that is kind of you. As far as the rendezvous I will not be tagging along and that is exactly what it would be, I travel for the most part at 10 knots with the high cost of fuel. I usually go about 12 to 14 on longer trips. At 6oo gallons and keeping the rpms down I can average 11 gallons an hour, hmmmm 45 bucks an hour.:-) I do kick it up in the straits depending on conditions.
Not sure where we will end up this August, We are leaving the last week of July for 2 weeks, My brother has chartered a 49 Meridian for the 1st week of August so we will be meetng up in the islands somewhere.
We also go up in Late JUne before it gets busy.

That's the way I would want it too.
The Island is just under 6 acres at high tide. One of the best elements is the prawning(right in the channel), claming and oysters(in the lagoon attached to the Island~all you can eat) available on the rock.
There is:
1- 2 Bedroom "Main Cabin" with a Loft, giant rock faced fireplace with restroom and fridge
1 - "Private cabin" (was my Uncle and Aunt's Pad when all of us were up there) that is a miniature of the main cabin. But the main salon is the bedroom, restroom and loft and fridge
1 - Bunkhouse with bed and restroom and fridge
1 - Boat house
1- Nice 100' or 150'(I can't recall) dock

Well ultimately they want to use the proceeds to buy something closer. They were thinking of buying a place in Laconner or Camano. I'd love to see them keep it as it's a great place, I just don't think that will happen.

Neah... I've retired once already. Need to work a few more years to get a couple more income streams coming in, but the last thing I'll be buying is an island. :)
I may go visit a few... but I have no desire to own one. :)
Do the math and you can spend $2,100,000 better.
Even spending $150,000 a year as a retiree... a $2.1M investment would last 33 years (based on an average yield of 5%). That's living pretty good.
Heck... even spending $1000/day (living REAL good) on recreation... that same $2.1M would get me to 65 (if I started to day).
Interestingly numbers to contemplate.
Here's a cool way to look at those.

I wonder what the property taxes are on an island? I wonder what the water lease is on an island? I wonder what it costs to live on an island (food, fuel, etc)... no Safeway down the street.
What I'm getting at is, as beautiful a place as it is, it might as well be on the moon to me. :)
A good example is when an Aunt of my wife passed away some years ago. She had a small place in a high-end neck of the Silicon valley called Los Gatos. My wife and a Cousin we're the beneficiaries of the estate. There was some talk of who would get the place, but it didn't take long to realize a million dollar home in California... even if free... isn't. The property taxes alone were more than I made in a year.
It's all about perspective I guess.

The taxes, water lease, etc are on the link. Those are extremely reasonable for that expensive of prop.
The reality is that if he gave it to me I would have to use all my vacation to keep it up and probably couldn't afford to pay for the things needed to keep it up.
